The short answer
Student move-outs around San José State follow the same pattern every June: leases end together, streets near campus fill with furniture, and landlords bill for what is left behind. Plan early. Sell or give away what you can, use the City's free Junk Pickup if your garbage day fits, and book a pickup from inside for the rest. A twin mattress is $82, a futon $111, a desk $83 and a solid wood loft bed $148.
Why move-out near SJSU is different
San José State sits in downtown San José, and the student rentals spread out from campus into the blocks around it and north into Japantown. Japantown's ZIP code is only about a quarter owner-occupied. Much of the housing there is older homes, rooming houses and small buildings divided into units.
That housing shapes the move-out. Stairs are narrow, streets are parked solid, and several roommates often move out of the same house in the same week. There is rarely a private curb to stage furniture on, and a sofa left on a Japantown sidewalk overnight in June is unlikely to stay there alone for long.
Santa Clara University, De Anza College, Evergreen Valley College and Stanford all see the same June rush in their own neighborhoods. The advice below applies to all of them, with SJSU's downtown housing as the hardest case.
Start two weeks out
Move-out week is the worst time to start. Buyers have already found what they need, every pickup slot is in demand, and your landlord's inspection date is not moving.
- Two weeks out: list anything worth selling. Desks, bikes, mini fridges, microwaves and decent bed frames move quickly in a student market.
- Ten days out: agree with roommates on shared items. Who owns the couch? Who is paying to remove it?
- One week out: book the pickup for anything left, for a day or two before the lease ends.
- Move-out day: pack what you are keeping and leave everything else ready by the door or in one room.
If your building is a managed complex, ask the office early about its move-out rules, including elevator reservations and whether a certificate of insurance is needed.
Flat prices for typical student leftovers
| Item | Flat price |
|---|---|
| Mattress — Twin | $82 |
| Mattress — Full / Double | $94 |
| Bed Frame (Standard / Metal / Platform) | $68 |
| Bunk Bed — Solid Wood / Loft | $148 |
| Futon | $111 |
| Desk (Standard) | $83 |
| Office Chair | $61 |
| Bookshelf | $72 |
| Mini Fridge | $115 |
| Microwave (Countertop) | $30 |
| TV (Under 42") | $62 |
| Bean Bag Chair | $53 |
One student's room, with a twin mattress, a metal frame, a desk and a chair, is $82 + $68 + $83 + $61 = $294.
Splitting it with roommates
The $100 order minimum is easy to clear when a house books together, and much harder alone. A single twin mattress at $82 bills at $100. Three roommates booking one pickup avoid paying the minimum three times.
Here is a typical four-bedroom Japantown rental at the end of the year: four twin mattresses, a shared futon, two desks and a mini fridge. That is $82 + $82 + $82 + $82 + $111 + $83 + $83 + $115 = $720, or $180 each split four ways.
If the list is long and includes a lot of small things, compare with a truck tier. A 5/8 truck is $513 and a 3/4 truck $587, so for a house with a lot of loose stuff, a tier may come in lower. Add up the items and check before booking.
The free City option, and its limits
San José's Junk Pickup is open to renters and to multi-family complexes, not just homeowners. It is free and takes up to 12 items per request, including mattresses and furniture.
You request it through 311 and get confirmation within two business days. The pickup is on your regular garbage and recycling day, and items go out on the street by the curb no more than 24 hours ahead, away from red zones, hydrants and parked cars.
For students, the problems are timing and space. If the garbage day lands after you have left town, you cannot use it. If the street is fully parked, there may be nowhere legal to put a couch. And in a managed building, the office may not allow anything on the sidewalk at all.
If it works for your house, use it. If not, book a pickup from inside, and nothing has to sit outside.
Booking a move-out pickup
Photograph what is going, room by room, and get a price on the instant quote page. The price is shown before you book and only changes if you approve a change.
Crews work seven days a week from 8am to midnight in two-hour windows. Booking by 4 PM usually means same-day pickup, which helps when the last roommate's plans change at the last minute. There is no stairs fee, so a loft bed from a third-floor room costs the same as one from the ground floor.
If the building needs a certificate of insurance, JunkRabbit emails it within one hour. We try to donate usable items when local charities accept them, and we recycle whatever we can.
