The short answer

Estate cleanouts are priced by truck fill, sometimes with individual heavy items such as a piano added. A single room or a small condo often lands at a quarter or half truck, $241 or $431. A full three-bedroom home with a garage commonly needs one and a half to two full trucks, which is $732 + $431 = $1,163 or $732 + $732 = $1,464. The price is set from photos before you book.

Why South Bay estates are big jobs

San José's housing stock is old enough, and expensive enough to replace, that many families have stayed put for decades. The median home in the city was built in 1976, and neighborhoods like Willow Glen, Cambrian and Almaden Valley are full of long-held homes.

That means decades of accumulation in houses with no basements but generous garages, side yards and sheds. The garage is often the hardest room. It tends to hold tools, paint, holiday decorations, filing cabinets and furniture from earlier homes.

Eichler homes in Willow Glen, Cupertino, Sunnyvale and Palo Alto are a special case. With no attics and limited storage, they tend to hold less, but what is there is often fragile, mid-century or worth selling first. Hillside homes in Almaden, Los Gatos and Saratoga add long driveways and steep paths to the truck.

Typical estate cleanout costs

ScopeUsual sizeFlat price
One bedroom or a small condo1/4 or 1/2 truck$241 or $431
Two-bedroom condo or townhouse3/4 or full truck$587 or $732
Three-bedroom ranch, light garageFull truck + 1/4 truck$732 + $241 = $973
Three-bedroom with full garageFull truck + 1/2 truck$732 + $431 = $1,163
Four-bedroom with full garage and shedTwo full trucks$732 + $732 = $1,464

These are typical sizes for planning, not quotes. The photo quote sets the real number. Stairs, long carries and disposal are all included, with no add-on fees.

Heavy items priced on their own

Some pieces common in long-held homes are priced individually because of their weight and handling.

ItemFlat price
Upright Piano$364
Baby Grand Piano$438
Cabinet / Hutch — One-Piece Solid (glass doors)$197
Grandfather Clock$82
Hospital Bed (Electric)$145
Safe (Large / Gun Safe)$260
Freezer (Chest)$146

A home with a full truck of general contents plus an upright piano is $732 + $364 = $1,096. If a hospital bed and a chest freezer are going too, add $145 + $146 = $291 for a total of $1,096 + $291 = $1,387.

Before the crew arrives

The family's work comes first, and it usually takes longer than the cleanout itself.

  1. Secure documents and valuables. Wills, deeds, tax records, jewelry, photos and anything in a safe. Go through every drawer and every coat pocket.
  2. Let family choose keepsakes. Tag what each person is taking, and get it out of the house before cleanout day.
  3. Sell what has value. Mid-century furniture, quality tools and collectibles can be sold privately or through an estate sale company.
  4. Mark everything else as going. A clear 'everything except the tagged items' instruction makes the day fast.

If the family is spread across the country, which is common in the South Bay, photos are the easiest way to agree. One person walks through, the others decide remotely, and the quote comes from the same photos.

Handling the home with care

An estate cleanout happens in a home that is about to be sold or handed on, so the property matters as much as the contents.

Hardwood floors in Willow Glen bungalows, glass walls in Eichlers and narrow hallways in post-war ranch houses all need careful carrying. On hillside lots in Almaden Valley and the Los Gatos foothills, the path to the truck may be a long, sloping driveway.

Vetted, insured local haulers do the carrying, and JunkRabbit is fully insured. If the home is a condo or in a community that asks for paperwork, we email a certificate of insurance within one hour of booking.

We try to donate usable items when local charities accept them, and we recycle whatever we can. Let us know which pieces are in good condition when you book.

Booking an estate cleanout

Take photos of every room, including closets, the garage, any shed and the side yard. Wide shots from the doorway work best. Get your price on the instant quote page, and it stays fixed unless you approve a change.

Choose a two-hour arrival window on any day of the week, between 8am and midnight. If a closing or a listing date is close, same-day service is often available when you book by 4 PM. The price reflects the total volume of the home, whether it fits in one truck or needs more.

Paint is accepted. Hazardous items such as old pesticides and solvents are handled case by case, so mention them when you book. Everything else, from the garage shelving to the guest room bed, is included at the flat price.

Frequently asked questions

How much does an estate cleanout cost in San Jose?

A small condo often costs $241 or $431. A three-bedroom home with a full garage commonly runs $732 + $431 = $1,163. Larger homes can reach two full trucks, $732 + $732 = $1,464.

Do you remove pianos during estate cleanouts?

Yes. An upright piano is $364 and a baby grand $438, added to the truck-fill price for the rest of the home.

How do we agree on a price when the family lives far away?

Use photos. One person walks the house and photographs each room, closet and the garage, and the flat quote comes from those photos before anyone books.

Will you donate usable items?

We try to donate usable items when local charities accept them, and we recycle whatever we can.

Are there extra fees for stairs or long driveways?

No. Stairs, long carries and disposal are included in the flat price, on hillside lots and in condos alike.
